DESCRIPTION AND SPECIAL FEATURES

Shingle Style Period--circa 1890 to 1915. Typical in historic resort areas such as Newport, Rhode Island, the Hamptons, New York, Martha's Vineyard and Nantucket Massachusetts, and Kennebunkport Maine.

On .455 acres of land with several grand old Live Oaks, pines, and palms. Overlooks the golf course and inland Lagoon. Topographical elevation above sea level is 6 to 7 feet.

Construction start date was August 1999, with a completion date of July 2000.

Old Charleston Brick is featured in the arched foundation, with lattice infill, which supports the wrap around porch, visible from the front. The Brick and stone terrace, in the rear, overlooks the lagoon and golf course with views of both.

Cedar Shingles grace both roof and siding, with redwood trim work at gables, eaves and around windows and doors.

Windows are of custom-design and made to authentically capture the tradition and character of the Shingle Style period. The windows are made with Southern Low E glass for sun protection. Gracious 8 ft high French Doors open to both the covered porch and screened porch. Windows are also eight feet off the floor (six feet high) to provide both excellent views of the surroundings and a light, pleasant interior.

Whimsical details such as oval windows, an "oriel" (rounded and projected) bay off the breakfast area, brackets under projected eaves, oval windows, wooden sunburst gables give the house charm and authenticity.

Covered porches with stately Doric columns and beaded fir "wainscot" ceilings extend the living areas of the house to more greatly encompass the natural beauty of the island.

A classical gambrel-style roof motif with gracefully sweeping eaves define the house, as well as the octagonal screened porch at the rear of the house (overlooking the lagoon and golf course) adjacent to the Dining Room/Sitting Room.

Flooring through most of the house is Southern Heart Pine Plank, with the exception of the Laundry Room, and Bathrooms. Floors are to receive stain and two coats of oil-based polyurethane sealer.

Guest and second floor bathrooms to be tiled in a combination of Limestone and ceramic tiling.

Interior moulding and trimwork was custom designed by Judith Larson and milled in
New England. All trim and millwork will reflect a bygone era
when the beauty of the details of a home were as important as the
structure itself.

All window and door casing is to be a two piece, 6" wide and up to 2" deep moulded wood (poplar where painted, pine or hickory in study.)The same trim is used throughout on all floors.

Baseboards are three piece and stand 8 1/2" tall, and crown ceiling mouldings are deep and detailed to compliment the high ceilings.

Lighting is both recessed and attached sconce and pendant lighting. Recessed is both halogen and low voltage. Electrical outlets are discreetly recessed into the baseboards.
Elevator shaft is included in the design and has access to the ground level and the first and second floors. Installation of the elevator itself is optional.

Doors are 36" wide for potential wheelchair access. Interior doors are custom milled in Connecticut and are 8 feet high on the first floor and 7' 6" high on the second floor. They are an unusual 1 3/4" in thickness and are hung with four solid brass hinges with acorn finials. Door knobs are solid brass Baldwin or equivalent.

Plumbing fixtures are by Waterworks, a Connecticut based national retail supplier of fine plumbing from France and England. The plumbing will be timeless traditional design and be authentic for the period of the house. The finishes are superior and have a lifetime guarantee (both lumin brass and polished nickel.)

DESCRIPTION OF ROOMS

Exterier view of porchEntry Hall: Upon entering the house, one is greeted with a wide center hall (6 ft. x 12 ft. long) with a beautiful view ,through three arched openings, of the Dining Room/Sitting Room, and the lagoon and golf course beyond. In the middle of the house, is the octagonal center stair hall with a wide and sweeping stair to the second floor. The stair hall is open two and one half stories above to the central skylights, which bathes the space with natural sunlight.

His Study: To the left of the immediate entry area are two glass French Doors, which open to a cozy and private paneled hideaway. (9 ft. x 12 ft.) Functional yet attractive, this space is unique and lovely.

Her Study: To the right of the immediate entry area are two glass French Doors, which open to a duplicate small, cozy and private paneled hideaway. (9 ft. x 12 ft.) Perfect for either a home office or just a place to be quiet with a book.

The Gathering Room: To the right off of the central hall is a hallway leading to the powder room and then to the large dramatic Gathering Room. The main room is 17 ft. x 30 ft., and is open to the octagonal screened porch ( 15 ft. across) which has commanding views of the Lagoon and golf course. The room has a large central fireplace and is open to the Dining Room/ Sitting Room for entertaining.

The Dining Room/ Sitting Room: The 16 ft. x 23 ft. Dining Room/Sitting Room is large and airy, with large windows and an impressive view of the lagoon and golf course.

The Kitchen: The kitchen is 16 ft. x 23 ft. and it is entered off the central stair hall, as well as directly from the front wrap-around porch. Looking into the Kitchen through an arched opening from the octagonal center hall, one's eyes are drawn out to the breakfast area semi-circular Oriel window, which is shaped in a graceful arch that encompasses the eating area and invites the morning sunlight. The cabinetry is old-fashioned beaded inset doors with recessed panels and a special "Soft Celery Green" painted and glazed finish. The countertops are honed marble and the appliances are professional-level quality (Viking, Thermidor, SubZero, Bosch, or Miele). A sitting area provides space for a loveseat and chairs for television viewing integrated into the cabinetry.

The Laundry Room: The laundry room is conveniently located off a hall leading from the Kitchen to the covered porch. It contains a washer, dryer, laundry sink, fold-down ironing unit and plenty of storage and folding space.

The Elevator: Off the hall from the central stair hall leading to the kitchen is an elevator shaft leading from the lower garage level, to the first and second floor. Perfect for groceries, and for wheel chair needs.

Second Floor Upper Stair Hall: The octagonal stair hall leads to the open and airy upper level stair hall, lighted as noted above by the large roof skylight windows. The hall areas are wide and lead to THREE LARGE GUEST ROOMS, each with it's own full bathroom, and a LARGE MASTER SUITE.

Master Suite: The master bedroom is 16 ft. x 31 ft. and has terrific views of the lagoon and golf course. There is a fireplace in the master bedroom.

The bathing area in entered through a dressing area which has two large (his/her) closets.
The bathroom itself has a gorgeous triple window with a view of the lagoon, under which
is placed a whirlpool bath. Symmetrically flanking the tub area are two private toilet and
sink areas, and a large glass shower is directly across from the tub on axis with the windows.
The bath will be tiled in limestone or a stone and/or ceramic tile of equivalent beauty.

CARRIAGE HOUSE

Carriage houseThe Carriage House features a 632 sq. ft. two (2) car garage on the ground level and contains 517 sq. ft of heated space on the second level. The second level of the Carriage House is entered from private stairs and features a full bath, walk in closet, large open room suitable for numerous uses.


GENERAL CONSTRUCTION SPECIFICATIONS

Framing is all 2 x 6 and 2 x 4 construction for all (interior as well as exterior) walls. The floor joist system is to be "Truss Joist" by Georgia Pacific to eliminate squeaking, shrinkage and deflection. Laminated (LVL) Girders are to be used throughout where required.

All flashing is to be heavy gauge lead coated copper and to be located at all door openings, window pediments, drip edges, water tables and roof valleys.

Lattice is to be heavy-duty, rot-resistant Polymer.

Exterior trim and exterior balustrades (porch railings and balusters) is to be rot-resistant redwood, cedar or mahogany. It is to be primed and sealed with two coats of warm off-white oil based enamel paint.

Cedar shingles are to be premium grade red cedar, stained with semi-transparent warm gray (Benjamin Moore "Sea Gull gray.")

Doric Columns are to be rot-proof H B & G "Permacast" on all porches and entry.

Windows are milled by Pozzi.

Insulation is to exceed code requirements, and will be placed as sound insulation as well between floors, bedrooms and bathrooms.
